FRIENDLY REMINDERS FOR ALL!
SPRING REMINDERS
Pumping Station
Please make sure not to place anything but toilet paper in your toilets.
Paper towels, wipes, etc, will cause a clog at the pumping station.
This results in service calls to the station for which we get charged.
Gutters
Please remember that although we do clean the gutters annually, should your gutter be clogged kindly notify the office so that we can make sure it is cleaned out for you.
TrashAll trash must be household trash only. No construction material, furniture, carpeting, computer, grills, or any other items should be placed in the dumpster. All trash should be placed inside the dumpster at all times so we may avoid any critters in the coral. Please make sure that your garbage is not loose and tightly sealed in a bag, as loose garabage will attract raccoons in the coral area. Please also be mindful of the recycle bins by properly placing the correct items in the correct bins.
PetsAll pets must be leashed in the common areas. All pet owners are required to pick up after their dogs at all times. Pet owners should always be mindful of their neighbors and try to keep dog barking to a minimal.
ParkingPlease be sure to have your guests park in the designated "Guest Parking" area. Please make sure your vehicle is parked in its allotted parking space.
Speed LimitThe speed limit for the property is 15MPH. Let's all be mindful of it to insure safety for all our residents!
Monthly Payments
All payments will now be mailed to the office or dropped off at the office.
The lockbox bank address will no longer be an option beginning in June.
If you currently have on line banking and have the lock box address as your destination for payment, please kindly notify your bank and provide them with the office address:

You will no longer need account stickers for your checks.
Please keep in mind that Niles offers a direct debit program, in which payments are debited directly from your bank account.
If you are interested in this program, please contact the office.

![]() If you are scheduling Comcast or Verizon for your unit, please note that they will need to get a key from the office for the utility closet in the main hallway. If you are scheduling an after hours or weekend service call, please make arrangements to get a key at the office prior to your install. ![]() Please keep in mind that if you are locked out, and it is after normal business hours, it is not considered an urgent matter for which Bob would be paged. While we appreciate that this is an urgent matter for you, the budget does not support excessive over time calls of this nature. Leaving a copy of a key with your neighbor may prevent this situation from happening. ![]() If you wish to replace your windows, you must contact the office. There is a form that must be filled that must be reviewed and signed by unit owners and management to make sure that all parties are aware of the procedures and protocol.
If you wish to make any structural changes to the exterior of your unit, please call the office for protocol procedures. Most modifications or changes must be Board approved.
